Buying Process

1To Begin

Firstly, ascertain what budget you have in relation to your property purchase. The majority of buyers require a mortgage, so it’s a good idea to speak with your lender or financial advisor to understand how much you can borrow. Your lender can provide you with ‘an agreement in principle’

2Register

Register your requirements with Mark Revill & Co; we will then keep you informed of any suitable properties that come to the market. Many people also set up property alerts on rightmove.co.uk and onthemarket.com.

3Making an offer

Once you’ve found your dream property speak with the estate agent handling the sale and ask them to put forward your offer to the seller. If you have your mortgage agreement in principle it’s useful to provide a copy to the estate agent to substantiate your offer. If you’re also selling a property, pass on the details of your selling agent when making your offer.

4Sale Agreed

Once your offer is accepted, it’s time to instruct a conveyancing solicitor. Mark Revill & Co have a close working relationship with a number of local solicitors.

5Surveys

If you’re raising a mortgage on your purchase, your lender will require a mortgage valuation to be carried out. This is the most basic level of survey and can be upgraded to a Homebuyer Survey, or Full Structural Survey (the most comprehensive) on request .

6Conveyancing

Your conveyancing solicitor will receive a draft contract and the property protocol forms including the fixtures and fittings forms. They will apply for local authority , environmental and water searches. When your solicitor has received satisfactory replies to enquiries searches and a copy of the mortgage offer they are now ready to exchange and a completion date can be agreed. When you have exchanged you can now start making plans by informing everyone of your new address including utility companies, DVLA , the local authority and family and friends. You can also arrange a removal company.

7Exchange of contracts

You now have a date and can start making plans for your intended move. You will need to arrange a re-direction of your post and inform many people of your change of address including the Local Authority, utility companies, driving license, insurance companies etc.

8Completion Day

Once the owners Solicitor has received the monies then you have officially completed. The agents will now be authorised to release the keys, so you can move into your New Home.

Letting Fee Information

The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.
